from new york city, for our audience worldwide, could morning. this is "bloomberg surveillance, " live on tv and radio. your equity market advancing about 0.1%. this feel that came out of last week continues. lisa: progrowth, yet you are not seeing it in the bond market. we have been talking all morning, how much are we bringing the future growth back into the equity market and pricing it in now? what is the path from here? that is where you get the real divergence among strategists. jonathan: as you say, the equity market telling you one thing for you looking -- telling you one thing. looking at the bond market, the jobs report was interesting. lisa: what we heard is we don't know. we don't understand the recovery of this market, as well as the economists. we will see. jonathan: what i heard is plug in your own forecast and make your mind up. that is what you heard? lisa: absolutely. which is why they stuck with their trade. we did see people diminishing the idea of rate hikes. i did not understand why, especially in the dynamism of that report.

the demand is really strong in new york city, which is great. as you know, during the pandemic, we were very slow down and now we are seeing people return to new york city and we love that. you are seeing companies like microsoft and disney into google expanding their space, which is also good for new york city. but yes, the market is back. as you guys talked about before, you are seeing some slowdown in other places. but that is because of supply. things are picking up in price, so that is tightening a bit. david solomon said exuberance out of the market when interest rates go up, or in supply get skinnier. then the prices take up. but also takes exuberance out of the market. we are seeing some of that in other regions. amanda: one of the reasons we fear inflation and -- is it changes our spending habits. in the case of housing, we are seeing preapproval for mortgage is soaring. we are seeing some purchases pulled forward as people at the margin think, i better get in now because it is only going to get worse. your mortgage is only going to get

gilda: we are seeing the biggest pockets of value in places like new york city. new york has gotten beat up in every sense of the word through the last 20 months. there is an opportunity for investors to look at hospitality, real estate in this market, to redefine that guest experience, as you were talking about, in terms of technology, capex being invested in these technologies. now that international travel is back, we will see a recovery here. other markets have been performing well during the pandemic. take miami as an example, which is a booming town. the international demand that will be coming there is an enhancement. in terms of value for your dollar, right now, i would be looking at companies that have an exposure to corporate cities, heavily reliant on international travel. those are dragging behind, prices are still very attractive. these are cities that are not going anywhere. the lights are being turned back on, on a dimmer, but back on. i would say those are the greatest pockets of value. caroline: thank you so much, gilda perez-alvarado of jll hote
